Residential Standard/ Abbreviated Inspections
& Re-Inspections

A standard home inspection is a non-invasive, visual examination of the accessible areas of a residential property designed to identify defects in the structural components such as the roof, stairways, ceilings, support beams, HVAC, plumbing, electrical, and more.

HBIS will perform a detailed inspection of your home and provide you with a full written report including color photos, recommendations, safety hazards and areas of concern within the home.  This report can then be used to better familiarize with your home and help you to make an educated and informed decision in regards to your home and the property.

Radon / Indoor Air Testing

Radon is a naturally occurring radioactive gas that can cause lung cancer. You can’t see or smell radon so testing is the only way to know your level of exposure.  HBIS can test your home to detect the levels of radon gas you can be exposed to.  The EPA recommends that concentrations of radon gas be below 4 pCi/L.  Testing is the first step to ensure that you and your family are safe from excessive levels of radon gas in the home.  High levels of radon can be mitigated by a qualified mitigation contractor but you first need to know if there is potentially an issue with radon gas in your home.

Wood Destroying Organisms Inspection

Inspecting your home for wood destroying insects is an important part of a home inspection. We provide visual inspection of both interior and exterior portions of your home, for any activity of wood-destroying insects including damage to wood, mud tubes, molted wings, termite droppings, exit holes and other signs of wood destroying insects. It is important to identify areas inside and outside the structure that could attract unwanted insects, such as standing water, moisture around the foundation, wood mulch close to structures and more.  A wood destroying insect inspection report (HUD Form NPA-33) in required by most lenders and is included in a WDI inspection.

Pool & Spa Inspections

If you are buying a home that has a pool or spa, it is highly advised that your inspection include an inspection for these components. We focus on the following areas: Interior finish materials, Decks, Steps and Coping, Pumps, Motors, Blowers, Skimmer, Filter, Heaters, Visible Piping and Valves, Heaters, Operation of Underwater Lighting, Visible Electrical Components and Timers, Diving Boards, Slides, Handrails and Ladders.
HBIS will inspect your pool and/or spa and include a written report on the key components of your home water features.  Pools and spas can be an amazing addition to any property but don’t be surprised after its to late by costly repairs.  We recommend you have your pool or spa inspected prior to purchasing your home so you are familiar with these areas of your home.
